If you are considering a Real Estate purchase in Corona Del Mar or Newport Coast, please review these helpful tips.
Since there is such a great amount of diversity; from condos in the Corona Del Mar Village, ocean and canyon view homes up in the Newport Coast areas and homes along the Beach side of PCH, it is a good idea to drive through all these areas and spend some time getting a "feel" for each unique environment. After talking to several Real Estate agents, find one you are comfortable with, and don't hesitate to call upon them during this phase. A lot of these areas are Gated Communities, and it will be easier to get access by having an agent take care of those details. Use this time to narrow down those items you feel you must have in your next home.
- How many bedrooms and bathrooms does you family require?
- Do you require a guest suite or live in quarters?
- Minimum Square footage to accomodate your life style?
- What views or lot size do you require?
- Parking stalls or garage space?
Then, go for the items you would like to have.
- How does a home theater sound?
- A pool? Do you need a gym?
- What style and finishes do you prefer in your next home?
- Do you want low maintenance? Are you downsizing and looking forward to ease of living?
Take a look at a dozen homes, or more, of different styles before you start to narrow down your search. Don't fall in love with the first home, or if do, keep looking and then come back to it.
Corona Del Mar Village area is great if you want to be in a cozy neighborhood and able to walk to destinations such as; the Beach, Parks, Shops and Restaurants. Upper Corona Del Mar, Harbor Hills and Spyglass areas, have more your traditional single family homes. You'll find larger lots, yards and some will have nice views.
Newport Coast areas are great if you prefer larger homes, gated communities or less congestion. There is a wide variety of sub divisions that have a great deal to offer. Pelican Hill, Pelican Crest and Pelican Point have some of the most prestigious homes in the Newport Beach area. You can find average homes of 6 - 7,000 sq. ft. with lots up to 1/4 or 1/2 acre. Many homes will have ocean or canyon views. Not to mention the world class Pelican Hill Resort with it's two Tom Fazio golf courses and Restaurants. More great homes are located in Pelican Heights and along Pacific Ridge Subdivisions. Average homes are in the 3 - 4,000 sq. ft. range and will mostly have canyon views.
If you will be using financing to purchase your home, make sure you get pre-qualified as early as possible. Most Sellers will want to see a pre-approval letter prior to accepting any offer submitted.
